Dagenham Green masterplan moves forward
Our circa 3,500 home mixed-use development on the site of the old Ford stamping plant in Dagenham has been unanimously approved by the LB Barking & Dagenham planning committee.

Following approval of the outline application, work is now progressing towards a detailed planning submission for the first 935 homes and most of the new urban park in summer 2022.
Plans for the scheme, called Dagenham Green, include:
- Up to 3,502 homes including 1,550 affordable homes
- Over 10 acres of public realm and landscaping including a central 5-acre urban park and 15,000 sqm of playspace
- New cycling, pedestrian and bus route connections linking to the wider areas and public transport
- New local shops and restaurants
- 5 acres of land for a new Secondary School
- Heritage Trail that will signpost visitors to different aspects of the area’s history including the 1968 Sewing Machinists Strike and the biodiverse Thames Marshland
The lead designer and master planner is PRP Architects and HTA Design is leading the landscape and public realm work. Savills is acting as Town Planning consultants with Arcadis appointed as Project & Cost Managers.
Involving small-medium enterprises has also brought significant value to the team, with key involvement from Futureground (Sustainability), Beispiel (Masterplan narrative), Pitman Tozer (Phase 1 architecture), Lyndon Goode (Phase 1 architecture), Augarde Consulting (Workspace) and DN&Co (Identity & brand) amongst others.
Speaking at Dagenham Green, LBBD council leader Darren Rodwell said: “We are proud to be working with Peabody, Inland Homes and other developers in Chequers Lane to create a new community as the first 935 homes in the 3,502 development which will see a new secondary school, an urban park, shops and restaurants and bus, cycling and walking routes developed. We talk about bricks and mortar, but it’s also about hearts and minds – with people at the centre of everything. The homes, streets and parks here will honour the amazing women of this borough who fought for fair pay and will be a symbol of progress in Barking and Dagenham. Future generations will live here with different aspirations and different incomes, but as one community. That is what Dagenham Green is about.”

James McMylor, Regional Development Director at Peabody said: “The resolution to grant consent for the outline masterplan is an excellent first step, but we are conscious of the importance of turning the vision into outcomes. We are delighted to be building on this with our plans and consultation for Phase 1 which we’re looking to submit in the coming months ready for a Spring 2023 start on site. The detailed Phase 1 design will form the gateway to the site and incorporate a substantial portion of the new Urban Park – delivering the principles set out in the masterplan.”
