Social housing

Social housing is rented from housing associations or councils at a reduced rent, or it can be part-sold, or part-rented as shared ownership. It exists to help people who can’t afford to rent or buy a home on the open market.

Peabody

Due to the demand for housing and the availability of properties, we do not have an internal waiting list for residents. We will only consider residents who have been approved for a priority move. If you have an urgent need for rehousing, please contact us to discuss your housing circumstances.

Local authorities waiting lists 

Local authorities determine who’s eligible and people are prioritised according to the banding they are given. There is no guarantee that you will be accepted as each local authority has their own criteria.

How do I apply? 
You need to be registered with your local council so they can assess your housing needs. They may house you or give you a banding and bidding number for a waiting list. If not, they’ll advise you of alternative options.

We offer different types of rental accommodation such as Intermediate Market rent, Keyworker housing, and Private rent

Homes for the over 50s

Seaside and Country Homes (SCH) offers people who are aged 55 and over and live in social housing in London the opportunity to move to bungalows and flats, managed by housing associations located mainly across the south coast but also in eastern England and the west country.

Private rent

Our market rent (open market) homes cost the same as private sector rentals in that area. Anyone who is in employment and able to show they can pay the rent can apply for a market rent home. Tenants are issued a six-month assured shorthold tenancy agreement.

Intermediate market rent

Intermediate market rents are normally 20% lower than open market rates. If you want to rent one of these homes, you’ll first need to register with Homes for Londoners.

Key workers

We provide affordable housing options for London key workers who don’t qualify for social housing and aren’t currently in a position to buy a home. Some of these homes are former Crown Estate properties and we call them our Regency Portfolio. We also have other properties for key workers located around London and the Home Counties

They offer fantastic value for money, typically priced between 20%-35% less than the average market rent. They're located in vibrant communities with great transport links.

Next steps scheme

This scheme provides a child of Peabody tenants with a one bedroom home of their own to help alleviate overcrowding.

To be eligible you need to be aged 21 or over and in employment or training. To be considered for the scheme the main tenant will need to be overcrowded by two or more bedrooms.
