53-week rent year

Understanding what a 53-week year means and the payment options available for you.

For many residents, rent is charged every week on a Monday. There are 52 weeks in a typical year. However, in this financial year (Monday 1 April 2024 to Monday 31 March 2025), there are 53 Mondays. This means those residents who pay rent weekly will pay an additional week’s rent.
Why this happens
This happens every five or six years because there are 365 days in the year but 366 in a leap year.
This means a year typically has 52 weeks plus one day in a year, or 52 weeks plus two days in a leap year.
Over time, the extra days add up, leading to the 53-week in certain years.
What it means for you
If your rent is charged weekly, you’ll need to pay an extra week's rent for this financial year due to the extra week.
What do I need to do if I'm on Housing Benefit?
This will not affect you as Housing Benefit pays for every week charged.
What do I need to do if I'm on Universal Credit?
Unfortunately, Universal Credit does not cover the extra week. This means you’ll need to pay for it.
What do I need to do if I pay by Direct Debit?
The increase has already been applied and you don't need to do anything.
How to pay and ways to pay
To reduce the impact at the end of the financial year, we recommend paying a little extra each week. If you prefer, you can make a one-off payment for the weekly rent amount. For bank transfer, please quote your payment reference and use the following details:
